Ideally situated in the heart of Juan-les-Pins, it is only 300m away from a beautiful sandy public beach. The village center is just a few minutes' walk away, and there are Leader Price and Spa supermarkets within 50m and 100m respectively.

Adjacent to the apartment is Jardin Pauline, a charming park with lawns, trees, and benches, including a well-equipped children's play area. An additional excellent children's play area can be found just 150m down the road.

Despite being located on a busy road, the apartment is situated at the rear, ensuring a tranquil environment. It also boasts excellent sound insulation and double glazing, meeting the latest French regulations.

While a designated parking place is available in the underground car park, it is worth noting that a car is not necessary to explore the numerous attractions. A bus stop is conveniently located right in front of the apartments, and the railway station is a short walk away. Both services provide access to the coastal region, and the bus service even offers direct connections to Nice airport.

Lastly, the apartment features a south-facing balcony, guaranteeing sun throughout the day.

With 44sqm of interior space and an additional 8sqm balcony, there is plenty of room to relax and enjoy the surroundings. The apartment is easily accessible with a lift that goes directly to the apartment and down to the garage, making it suitable for disabled persons.

The apartment is fully furnished and equipped with everything you need for a comfortable stay. The hall provides access to all rooms and includes a utility cupboard, coat hooks, and a long mirror. The lounge is air-conditioned and features double patio doors that lead out to the balcony. Inside, you'll find a very comfortable double bed settee, easy chairs, a folding dining table and chairs, a 28" wide screen television, a satellite decoder receiving BBC and ITV channels, a DVD player, a mini hi-fi, floor lamps with reading lamps, and a large quality rug.

The kitchen is also air-conditioned and luxuriously equipped with base and wall cabinets, tiles in between, a 4 plate electric hob, a built-in oven, a virtually silent fridge/freezer, a microwave oven, a toaster, a kettle, and ample crockery and glassware for 4. All the usual cooking utensils are also available.

The bedroom is air-conditioned and offers the option of two single beds or one large comfortable double bed. It includes two bedside cabinets with drawers, two reading lamps, a built-in hanging wardrobe, a free-standing wardrobe, and two quality rugs.

The bathroom is beautifully tiled and features a very large illuminated mirror above a marble topped washbasin unit. There is also a full-size bath with a shower attachment, a heated towel rail, and a socket for an electric razor or toothbrush charger.

The toilet is also beautifully tiled and includes a hand basin with a cupboard below and a mirror above.

The balcony is spacious and perfect for dining al fresco. It offers a southerly aspect with a view of pleasant gardens. The balcony receives sun all day and includes a large green plastic table that can seat 6 and 6 green plastic armchairs. The satellite dish is mounted on a side wall.

Additionally, there is an underground garage that can be accessed by a lift. The space belongs to the apartment and is suitable for disabled parking, although anyone using the apartment can use it.

Directions

The apartment is conveniently located near public transportation, which is the best way to get around the coastal area due to parking difficulties during the season. Right outside Square Pauline, there is a bus stop that can take you to any of the Cote d'Azur resorts and nearby towns. The railway station is also close by and offers a breathtaking journey along the coast to the resorts and even into Italy, with Ventimiglia being a great destination for a wonderful market of leather goods and designer clothes. If you plan on exploring the beautiful mountains, it is recommended to rent a car. You can easily book a car from one of the major companies based in Nice through their .co.uk websites.

To get to the apartment, if you are coming from America, you may need to fly to London to find the cheapest option. Nice airport is accessible from many British airports, so check with your local budget airline for great deals. From the airport, you can take a bus or arrange for a car to transport you to and from the apartment at a reasonable cost. Some airlines that fly to Nice include Easy Jet, Monarch, BA, Air France, Globespan, and Jet2.

If you prefer to drive, the motorways from Calais extend to the Cote d'Azur, but keep in mind that you will need to make an overnight stop en route, possibly in Lyon. The majority of the route will be on toll roads, known as "péage," and the total tolls for the round trip will be around £100. When you reach Antibes, take the exit and follow the signs to Antibes and then to Juan-les-Pins. After a left-hand hairpin turn, but before reaching the town, you will drive along Boulevard Raymond Poincare. On the left-hand side, you will see Jardin Pauline park with plenty of palm trees. Opposite the park, turn in just before the bus stop, and you will find yourself in front of the garage doors.
